Toilet Clearance and Bathroom Clearance Dimensions: What Code Requires and What Actually Works

    A bathroom plan can be beautiful on paper and illegal on the floor. The dimensions that decide which one you have are clearances: the empty space a code official expects to find around each fixture, measured with a tape from a specific point, to the nearest wall, fixture or door.

    Almost nobody reads the documents these numbers live in. They are scattered across a plumbing chapter, a building-planning figure, and a set of professional guidelines that reference all of it, and the numbers do not always agree with each other. Meanwhile the pages that come up first when you search for them tend to state a figure with no code section attached, which is how two people end up arguing about whether the answer is 21 inches or 24. Both of them are right, in different states.

    This guide collects the clearances that govern a residential bathroom and cites the source for each one. It is written for four people: the homeowner sketching a plan before hiring anyone, the remodeler standing in a demolished room while the toilet flange can still be moved, the owner of a powder room trying to fit a toilet under a stair, and the planner adding a freestanding tub to a primary suite. If you are one of them, the number you need is in here with the section it comes from.

    Here is the ground it covers. First the toilet, because that is the fixture with the tightest rules and the one people search for. Then the rule that explains why every clearance has two answers. Then the sink, the shower, the tub and the door, each with its own numbers. Then three real rooms worked through with the arithmetic showing, a plain statement of where accessible design departs from all of this, and a six-step check you can run on your own plan tonight with a tape measure.

    Start with the number most people came for.

    Toilet Clearance in One Table

    A toilet needs at least 15 inches from its centerline to any side wall, partition or vanity, and at least 21 inches of clear space in front of the bowl to any wall, fixture or door. Two adjacent fixtures need at least 30 inches between their centerlines. Those are the minimums in the International Residential Code, at section P2705.1, item 5. The full sentence reads: "A water closet, lavatory or bidet shall not be set closer than 15 inches from its center to any side wall, partition or vanity or closer than 30 inches center-to-center between adjacent fixtures. There shall be a clearance of not less than 21 inches in front of a water closet, lavatory or bidet to any wall, fixture or door."

    Those are the minimums. They are not the dimensions a designer would plan to.

    The comfort column is not opinion. It comes from the National Kitchen and Bath Association's Bathroom Planning Guidelines, which state a recommended dimension and the code requirement side by side for every fixture in the room. Guideline 20 puts the toilet centerline at 18 inches. Guideline 4 asks for 30 inches of clear floor in front of every fixture in the room, not just the toilet. Guideline 21 puts a separate compartment at 36 by 66 inches with a swing-out or pocket door.

    If you want the room those numbers sit inside, start with the most common bathroom sizes and dimensions and come back here to check whether the fixtures actually fit.

    The Two-Number Rule

    Every clearance in a bathroom has two numbers. One passes inspection. One makes the room worth standing in. They are almost never the same, and the gap between them is where remodels go wrong.

    The reason is structural. Code minimums exist to stop a fixture from being unusable or unsafe, and they were written to be achievable in the smallest legal bathroom in the country. They are a floor, not a target. Planning guidelines exist to describe a room that works for an adult with a laundry basket, a towel and a door that opens. When a builder hits the code number exactly, the room is legal and it feels wrong, and nobody can say why.

    Fifteen inches from the toilet centerline to a vanity gives you 30 inches of total wall for the toilet. That is legal. Sit on it and your shoulder is against the cabinet. Eighteen inches gives you 36 inches of wall and the difference is immediately obvious, and it costs six inches of vanity you were probably not going to notice.

    So the useful question is never "is this legal." It is "how far above the floor am I, and can I afford to go further." Every table in this guide carries both numbers for exactly that reason.

    Side Clearance, and the Mistake Almost Everyone Makes

    The 15 inches is measured from the centerline of the toilet, not from the edge of the bowl. This is the single most common error in the material published on this topic, and it is not a small one. A bowl is roughly 14 to 20 inches wide, so measuring 15 inches from the bowl edge instead of the center puts the fixture 7 to 10 inches further from the wall than the code asks for, and it will make a legal plan look impossible. If you have already measured and the numbers felt strange, this is probably why.

    What counts as the obstruction is broader than most people assume. The code text says "any side wall, partition or vanity." In practice a plans examiner will apply it to anything permanent that occupies that space at seat height: a vanity cabinet, a linen tower, a tub apron, a knee wall, a shower curb. A towel bar is not an obstruction. A cabinet is.

    The rule applies on both sides independently. A toilet tucked between a vanity and a wall needs 15 inches to each, which means the wall run has to be at least 30 inches before anything else goes on it. That is the arithmetic that kills more powder rooms than any other single number.

    One more thing worth knowing before you measure: the centerline is set by the drain, not by the fixture. The rough-in dimension, the distance from the finished wall to the center of the closet flange, is fixed the day the drain is set. Moving it later means opening the floor. If you are still in demolition, this is the cheapest moment in the entire project to fix a clearance problem, and it is the last one.     Front Clearance, and Where 21 Inches Becomes 24

    The front clearance is measured from the front rim of the bowl to the nearest obstruction, and the code is explicit that the obstruction can be "any wall, fixture or door." A vanity opposite counts. A tub apron counts. A door leaf counts, which is the part almost everyone forgets and which gets its own section further down.

    Here is the part no other page on this topic seems to say out loud: the number itself changes depending on which plumbing code your jurisdiction adopted.

    This is not a theoretical difference and it is documented in the adoption itself. Washington's building code takes the IRC section that governs fixture spacing, R307.1, and rewrites it. Instead of pointing at the IRC's own plumbing chapter, the Washington version reads: fixtures shall be spaced in accordance with Figure R307.1 "and in accordance with the requirements of the state plumbing code Section 402.5." Section 402.5 is a Uniform Plumbing Code section, and the UPC asks for 24 inches in front of a water closet where the IRC asks for 21.

    Treat the 24 inch figure as the one to confirm rather than the one to assume. The adoption itself is a matter of public record and is quoted above. The exact figure inside UPC 402.5 comes from a secondary reading of that section, because the code publisher's own text sits behind a membership wall. Before you frame anything, call your building department and ask two questions: which plumbing code is adopted here, and are there local amendments. It is a five minute phone call and it is the difference between a passed inspection and a moved wall.

    Three inches sounds trivial until you are working in a room where the whole depth is 60. And note that bowl shape eats into this number too. An elongated bowl projects roughly two inches further into the room than a round-front bowl, so a late fixture swap can push a passing measurement under code without anyone remeasuring.     Measure four numbers off your plan or your tape and see where you sit against the code minimum and against the number that actually feels comfortable.

    Sink and Vanity Clearances

    The lavatory is covered by the same sentence as the toilet, which surprises people. A lavatory needs 15 inches from its centerline to any side wall, partition or vanity, 30 inches between centerlines if there are two of them, and 21 inches of clear space in front. Same section, IRC P2705.1 item 5, same three numbers.

    The double-vanity gap is where the two-number rule bites hardest. Thirty inches between centerlines is legal and it means two people brushing their teeth are touching elbows. Thirty-six is the recommendation and it is the difference between a vanity two people use at once and a vanity two people take turns at. On a 60 inch cabinet you cannot have 36, which is why the practical floor for a genuinely usable double vanity sits closer to 72 inches of cabinet than 60. Standard vanity widths and depths has the cabinet sizes those centerlines have to land inside.

    Shower Clearances

    The shower has its own section, and it is the one place the code gets specific about area rather than just distances.

    A shower compartment needs at least 900 square inches of interior cross-sectional area and at least 30 inches in its minimum dimension, measured from the finished interior surface and carried up to at least 70 inches above the shower drain. That is IRC P2708.1. The NKBA adds a useful way to picture it: a disc 30 inches in diameter has to fit inside the finished compartment.

    There is a real exception worth knowing, because it rescues narrow rooms. A compartment as narrow as 25 inches in its minimum dimension is permitted provided the cross-sectional area is at least 1,300 square inches. In practice that is a long, narrow shower rather than a square one.

    That last row deserves a note, because it is the source of a genuine disagreement between published guides. The sentence in P2705.1 names only the water closet, the lavatory and the bidet. It does not mention the shower or the tub. The 24 inches in front of a shower entry and the 21 inches in front of a bathtub come from Figure R307.1, the fixture-spacing diagram in the building-planning chapter, which R307.1 points to alongside P2705.1. So both numbers are in the code, they are simply in the figure rather than in the sentence. If a page quotes P2705.1 as the source of the shower number, it is citing the wrong place.

    If you live in a UPC state, the shower minimums are set by that code rather than the IRC, and they are not identical. Check the adopted figure with your building department rather than carrying the 900 square inches across.

    A practical note for anyone shopping rather than framing. The 900 square inches is the finished interior, not the tray's outside dimension. A 32 by 32 tray does not give you a 32 by 32 compartment once the walls are on. Shower tray sizing covers the difference between what a tray is called and what it actually encloses.

    Bathtub and Freestanding Tub Clearances

    A bathtub needs 21 inches of clear space in front of it, per Figure R307.1, with 30 inches as the planning recommendation. That is the whole of what the residential code says about the space around a tub.

    Which is a problem, because it was written with an alcove tub in mind. An alcove tub has three sides against walls and one face to the room, so a single front-clearance number covers it. A freestanding tub does not work that way. It has four sides, and the code has nothing to say about three of them.

    So the numbers around a freestanding tub come from access and cleaning rather than from a code book, and they are worth planning deliberately because nothing will force you to.

    The clearance homeowners discover too late is usually the one behind a freestanding tub. A plan that leaves two inches to the wall looks fine on paper, and then nobody can clean back there and a floor mounted filler has nowhere to stand. Treat the gap behind the tub as a clearance in its own right, not as leftover space.

    The tub's own footprint is the other half of this. A 67 inch tub in a room whose usable wall is 72 inches leaves two and a half inches at each end, which is not enough to get a mop or a hand into.     Door Swings, the Clearance Nobody Draws

    Read the code sentence again and look at the last three words. There must be a clearance of not less than 21 inches in front of a water closet, lavatory or bidet "to any wall, fixture or door."

    A door is an obstruction. Not the doorway, the door. A 30 inch leaf hinged on the wrong jamb sweeps a quarter circle 30 inches deep into the room, and if the toilet's protected zone is inside that arc, the plan has a clearance problem that no amount of moving furniture will fix.

    The code says it a second way too. IRC P2705.1.6 requires that no entry or fixture door interferes with another door, or with the safe use of the fixtures or cabinets. That covers the case people actually hit: a bathroom door and a shower door swinging at each other in a room too small for both. Hinged shower doors are required to open outward under P2708.1, so that collision is designed in unless somebody catches it.

    Door Swing Conflict Checker

    The clearance in front of a toilet is measured to any wall, fixture or door. This checks whether your door leaf swings through it.

    When there is a conflict, the fixes are ordered by cost, not by preference. Rehang the door on the opposite jamb first, because it often swings the leaf into empty floor and costs a jamb. Reverse it to an out-swing second, after checking the hall side. Go to a pocket or barn door third, which buys back the entire swept area and is the standard rescue for a powder room. Narrowing the leaf is last: the NKBA recommends at least 32 inches of clear doorway opening, which takes a 2 foot 10 inch door, and every inch you cut below that you feel every time you carry something through. The code figure for a bathroom door width varies by edition and by what your state adopted, so treat 32 inches as the design target and confirm the requirement locally.

    Ceiling Height Over Fixtures

    Clearance is not only horizontal. Habitable rooms need a 7 foot ceiling, but bathrooms are an exception, and the exception is written around the fixtures rather than the room.

    A bathroom needs at least 6 feet 8 inches of ceiling height at the center of the front clearance area for a water closet, bidet or sink. A shower or a tub with a showerhead needs at least 6 feet 8 inches above a 30 inch by 30 inch area at the showerhead. That is IRC R305.1. Outside those zones the ceiling can slope lower, which is what makes an attic or dormer bathroom possible at all, provided the fixture can still be used for its intended purpose.

    If you are planning a bathroom under a roof slope, this is the section that decides where the toilet goes. Put it under the low side and you have created a fixture that a code official can fail on a dimension nobody thought to measure.

    Three Rooms, With the Arithmetic Showing

    Numbers in a table are easy to agree with and hard to apply. Here is what they do to three real rooms, smallest first.

    A powder room under a stair

    Say the usable floor is 36 inches wide and 66 inches deep. The toilet goes on the back wall, centered. Centerline to each side wall is 18 inches, which clears the 15 inch minimum and hits the comfort number. The bowl projects about 28 inches, leaving 38 inches in front, well past the 21. So far it works.

    Then the sink goes in. A 20 inch wide corner basin on the side wall puts its cabinet edge 20 inches from that wall, which leaves the toilet centerline 16 inches from an obstruction rather than 18 from a wall. Still legal. Then the door, a 28 inch leaf swinging in, and the arc reaches the front of the toilet. Now it is a code problem. Minimum bathroom size covers how little floor a half bath can legally occupy, and this is the sequence in which that little floor gets consumed.

    The fix is the door, every time. An out-swing or a pocket door hands the whole arc back.

    A 5 by 8 full bath

    Sixty inches by 96 inches, the most common full bathroom footprint in American housing. A 60 inch alcove tub fills one end wall exactly. That leaves a 60 by 66 inch space for a toilet and a vanity on the long walls.

    Put the toilet and the vanity on the same wall. A 30 inch vanity plus 30 inches of toilet wall is 60 inches, which fits the run, and the toilet centerline lands 15 inches from the vanity. Legal, tight. The clear floor in front of both fixtures is the room's 60 inch width minus the vanity's 21 inch depth, which is 39 inches. Comfortable on the front clearance, snug at the toilet's shoulder.

    Move the toilet to the opposite wall and its centerline is free of the vanity entirely, but now the clear floor between the vanity front and the toilet front is 60 minus 21 minus 28, which is 11 inches. That fails, badly. The lesson is that opposite walls need width the 5 by 8 does not have. 5 by 8 bathroom layout options works through the arrangements that do fit.

    A primary suite with a separate toilet compartment

    The compartment is where the two-number rule is most visible, because both numbers are published. The IPC minimum for a walled toilet compartment is 30 inches by 60 inches. The NKBA recommends 36 by 66 with a swing-out or pocket door.

    Build the 30 by 60 and you get a legal closet with a toilet in it and a door you have to back out of. Build the 36 by 66 and you get a room. Six inches in each direction is roughly four square feet, which in a primary suite is almost always available somewhere, and it is the single highest-return six inches in the whole plan.

    Accessible Clearances Are a Different Set of Numbers

    Everything above is residential code, and residential code is not accessibility. If you search for toilet clearance you will get ADA figures mixed into the results, and they are not interchangeable with the numbers in this guide.

    The differences are structural, not incremental. Accessible design measures a clear floor space rather than a distance to an obstruction, it fixes the toilet centerline in a narrow band rather than setting a minimum, and it requires turning space the residential code never mentions. Applying an accessible figure to a residential plan will usually make the room impossible. Applying a residential figure to an accessible plan will make it non-compliant.

    If you are designing for accessibility, work from the standards themselves. This page deliberately does not restate those figures, because a half-quoted accessibility standard is worse than none.

    Check Your Own Plan in Six Steps

    You need a tape measure, a pencil and about ten minutes. Do it on the floor of the actual room if the room exists.

    1. Find the toilet centerline

    Mark the center of the closet flange, or on a plan, the center of the drain. Every side measurement starts here, not at the bowl.

    2. Measure both ways to the nearest permanent obstruction

    Wall, vanity, tub apron, knee wall, shower curb. Write both numbers down. Neither may be under 15 inches.

    3. Measure forward from the front rim

    To the nearest wall, fixture or door. Twenty-one inches under the IRC, 24 under the UPC. Confirm which one applies to you before you trust the result.

    4. Draw the door arc on the floor

    Put the tape on the hinge, swing it to the leaf width, and mark the arc in pencil. Anything the arc crosses is an obstruction.

    5. Repeat for every other fixture

    Twenty-one inches in front of the lavatory and the tub, 24 in front of the shower entry, 30 inches of interior in the shower's tightest direction.

    6. Add up what a finish will cost you

    What Actually Fails Inspection

    Five failure modes account for most of it, and four of them are decided before anything is installed.

    Measuring side clearance from the bowl instead of the centerline. Produces a plan that looks generous and is not, or one that looks impossible and is fine. Either way the number on the drawing does not match the number the inspector takes.

    Using the wrong code family's number. Twenty-one inches is correct in most of the country and short by three inches in UPC states. This is the failure that a well-written article can cause, because most of them state one number and no jurisdiction.

    Forgetting that the door is an obstruction. The code sentence names it explicitly and almost no plan draws the arc.

    Swapping a round-front bowl for an elongated one late. Two inches of extra projection out of a front clearance that had nothing spare.

    Measuring to studs rather than to finish. Tile assemblies eat three quarters of an inch a side, and a clearance that passes on framing can fail on finish.

    One structural point behind all five. Most of these are only expensive because of when they are found. The flange location is the cheapest thing in the room to change during demolition and one of the most expensive to change after the floor closes. If you are going to run the six-step check once, run it before the plumber leaves.     A Note on Editions and Local Amendments

    Every code figure in this guide is cited to a section so you can check it, and every one of them is subject to two things this page cannot know: which edition your jurisdiction adopted, and what it amended. The IRC sections quoted here are from the 2024 edition. The NKBA guideline references are keyed to the 2015 IRC and IPC, which is why a guideline number and a code number can both be right and still describe slightly different editions. Where a figure differs between code families, this guide says so rather than picking one. Confirm the numbers that matter with your building department before you frame, and treat everything here as the question to ask rather than the final answer.

    Get the Clearances Right, Then Choose the Tub

    Clearances are the least glamorous part of a bathroom plan and the part that decides everything else. Fix them first, on paper, while a wall is still a line and the flange is still a decision. Then the fun part is a real choice rather than a compromise: once you know how much clear floor the room actually has, you know which tub belongs in it.
