Bathroom Layout: How to Turn Your Room Dimensions Into a Plan That Fits

    You have a number. The room is 5 feet by 8 feet, or 6 by 9, or some awkward figure with a bump-out where the chimney used to be. What you do not have is a plan, because a room's dimensions do not tell you where the toilet is allowed to sit, how much floor the door is about to eat, or what it costs to put the tub on the wall you want it on.

    That gap is where bathroom projects go wrong. People arrive at this stage having already read half a dozen layout galleries, and they leave still unable to answer the only question they came with: does this fit in my room? The galleries are not lying. They are just skipping the middle step.

    This guide is the middle step. It works from the constraints outward. Three of them decide almost every bathroom plan ever built: the empty floor each fixture legally requires, the arc the door swings through, and the drain locations you inherited from whoever built the house. Get those right and the pretty decisions become easy, because only two or three arrangements will be left and they will all work. Get them wrong and you find out during demolition, when a plumber quotes you four thousand dollars to move a toilet 3 feet.

    The numbers here come from the plumbing code, cited next to the rules they govern, and from the fixture dimensions we publish for our own stone resin tubs and sinks. We make bathroom fixtures, which means we spend a lot of time on the unglamorous end of this problem: whether the thing physically goes in the room, and what has to be true for it to.

    If you are mid-remodel with a tape measure, start at the clearance table. If you are choosing a tub before the plan is fixed, skip to the freestanding tub section. If you are still deciding whether to knock the wall out at all, read the drain section first, because it will change your budget more than any other decision on this page. And if you have not measured yet, do that first: measure the room properly first, because every number below assumes yours are accurate to the quarter inch.     By the end you will have a plan you can hand to a plumber, and a reason for every fixture's position that is stronger than "it looked good in the photo."

    A Dimension Is Not a Plan

    A fixture is not a rectangle. It is a rectangle plus a mandatory zone of empty floor in front of it, and that zone is not optional, not negotiable, and not visible in any product photograph. Call the two together the fixture's fit envelope.

    A toilet is 20 inches wide and 28 inches deep. Its fit envelope is 30 inches wide and 49 inches deep, because the code requires 15 inches of clear space either side of the centreline and 21 inches in front of the bowl. The porcelain takes up 3.9 square feet. The envelope takes up 10.2. If you are laying out a bathroom by arranging fixture rectangles on graph paper, you are working with the wrong shapes, and you will draw a room that cannot be built.

    This is the whole trick. A bathroom layout is solved by packing envelopes, not by arranging fixtures. Envelopes are allowed to overlap each other in exactly one situation: when the overlapping zone is circulation space that only one person uses at a time. The clear floor in front of your vanity can double as the walkway to the shower. It cannot double as the toilet's front clearance, because the code measures that to the nearest obstruction and a person standing at a sink is not an obstruction but a vanity cabinet is.

    Once you think in envelopes, the number of workable plans for any given room collapses fast. A 5 by 8 room has essentially two. A 9 by 11 has a dozen. That collapse is good news, because it means the layout question has a small answer set and you can check all of it.

    Picture a hall bath measuring 60 by 96 inches, the classic 5 by 8. Say you want a 60 inch vanity because you saw one you liked. The vanity envelope is 60 wide by 51 deep, its 21 inch depth plus a 30 inch comfort clearance. The toilet envelope is 30 by 49. Side by side along the 96 inch wall they need 90 inches of run, and the tub across the far end has already taken 30 of your 96. You have 66. The 60 inch vanity was never possible, and no amount of rearranging fixes it. Knowing that on graph paper costs nothing. Knowing it after the cabinet arrives costs a restocking fee and three weeks.

    The Clearance Numbers Every Plan Has to Clear

    These are the envelopes. The code column is the legal floor. The comfort column is what the room needs to feel like a room rather than a compliance exercise.

    One caveat that matters more than it looks. The 21 inch front clearance is the International Plumbing Code and the International Residential Code figure, and most of the United States builds to those. If your jurisdiction is on the Uniform Plumbing Code, the number is 24 inches, not 21. Three inches sounds like nothing until it is the three inches that decided whether your vanity was 30 or 36 wide. Check which code your building department enforces before you finalise anything. It takes one phone call.

    For the fixture-level detail behind two of these rows, standard vanity widths, depths and heights and toilet sizes and rough-in dimensions go deeper than a single table row can.     Where Your Drains Are Decides More Than Your Taste Does

    The short answer: moving a sink is cheap, moving a tub or shower is moderate, and moving a toilet is the expensive one. If a layout you like requires the toilet to travel and another layout you like does not, that difference is usually worth more than every finish decision in the room combined.

    The reason is physics rather than plumbing politics. A toilet drains on a 3 inch line that has to fall a quarter inch for every foot it runs, per IPC Table 704.1, and it has to stay within a limited developed length of its vent or it siphons its own trap dry and your bathroom smells like a sewer. Those slope figures apply to the 2 and 3 inch lines a residential bathroom uses. Larger lines are permitted a shallower fall, which is why you will see one eighth inch per foot quoted elsewhere and it will not apply to you. A sink drains on a 2 inch line with far more tolerance in both dimensions, which is why it travels easily and the toilet does not.

    Then there is what is under your floor.

    If you have wood joists with a basement or crawlspace below, a drain move is a normal job. The plumber works from underneath, your finished surfaces mostly stay put, and the main variable is joist direction. Running a line parallel to the joists is easy: it drops into the bay and travels. Running across them means notching or drilling every joist in the path, and a 3 inch pipe through a 2 by 8 is right at the limit of what you are structurally allowed to remove. That is when you start hearing about sistering joists or dropping a soffit in the room below.

    If you are on a concrete slab, the calculus changes completely. The line is cast into the slab. Moving it means sawing a trench the length of the run, breaking out the concrete, re-piping, backfilling and repouring, and the finished floor over that trench does not survive. On a slab, the right move is to price the layouts that keep the toilet flange exactly where it is first, and treat every other plan as that number plus a demolition bill.

    Homeowners on Houzz who have actually paid for this report quotes clustering around $3,000 to $5,000 to move a toilet on joists and $4,000 to $6,000 on a slab, with one thread showing three contractors quoting $3,000, $4,500, and a flat refusal for the same 5 foot move. The spread is the point. It is not a fixed price, it is a function of your specific stack location, your joist run and your local labour rate, and the only way to know yours is to ask before you fall in love with a plan.     Say you own a 1968 ranch on a slab and the existing bathroom has the toilet immediately left of the door, which you have hated for eleven years. The plan you want moves it 4 feet to the far wall. The plan you would settle for leaves the toilet alone and moves the sink to the far wall instead. In a joist house the first plan costs a few hundred dollars more than the second. On your slab it is several thousand, and it takes the tile with it. Same two drawings, completely different projects, and nothing on the drawings tells you which one you are looking at.

    The rule worth remembering: move the sink, not the toilet. Nine times out of ten a plan can be flipped so the small, tolerant drain does the travelling and the 3 inch line stays where the builder put it. The finished room usually reads identically.

    Can You Move That Drain?

    Every layout you like is really a question about plumbing. Tell the planner which fixture you want to move and how far, and it returns the feasibility, the cost band contractors quote for that move, and the cheaper layout that avoids it.

    Cost bands come from homeowner-reported contractor quotes in Houzz remodel discussions, not from a published index, and regional labour rates swing them by more than the fixture does. Slope and vent rules follow the 2021 International Plumbing Code, Table 704.1 and Table 909.1. Local amendments and the Uniform Plumbing Code can be stricter. Use this to choose between layouts, then let a licensed plumber price the one you pick.

    The Door Swing Nobody Draws

    An inward-opening door is a fixture. Draw its arc on the plan before you place anything else. A 32 inch door sweeps a quarter circle roughly 9 square feet in area, and in a 40 square foot bathroom that is nearly a quarter of the room that cannot hold anything.

    The arc has to stay clear of three things people routinely forget: the toilet bowl, the vanity's own cabinet doors and drawers, and the tub apron you will sit on to bathe a child or shave a leg. A door that clears the toilet but stops 2 inches short of a fully opened vanity drawer is a door you will resent every single morning.

    There are three fixes and they are all cheap relative to what they buy:

    1. Reverse the swing. An outswing door costs nothing extra and returns the full 9 square feet, as long as the hallway it opens into is not itself a traffic pinch point.
    2. Pocket door. Roughly $400 to $900 more than a standard door because the wall has to be framed for the cavity, and it must be a wall with no plumbing or wiring in it. It returns the entire arc.
    3. Move the hinge to the other jamb. Free. Sometimes the arc is only a problem because it opens toward the toilet instead of toward the empty corner, and flipping the hinge side solves it in one line on the drawing.

    Under 40 square feet the pocket door stops being a nicety. In a room that small the arc is frequently the difference between two viable layouts and none, which the picker below will show you directly.

    Bathroom Layouts by Footprint

    Layout guides usually sort plans by bathroom type, which is backwards. You do not arrive knowing you want a three-quarter bath. You arrive holding a tape measure with two numbers on it. So here they are sorted by the numbers.

    Give the engine your room and it returns the layouts that physically fit, drawn to scale, with the clearances checked against plumbing code. Measure wall to wall at the finished surface, in inches.

    Footprints used: vanity 30 in wide by 21 in deep, double vanity 60 in, toilet 20 in by 28 in, alcove tub 60 in by 30 in, shower 36 in by 36 in, freestanding tub 60 in by 30 in nominal. Clearance rules follow the 2021 International Plumbing Code: 15 in from the toilet centerline to any obstruction and 21 in clear in front. Local amendments and the Uniform Plumbing Code can be stricter, and a slab or a joist direction can rule out a plan the geometry allows. Confirm with your plumber before anything is demolished.

    5 by 7 and 5 by 8 Feet, Three in a Row

    The most common American full bath, and the cheapest one to build. Vanity, toilet and tub run along a single long wall, which means every drain in the room lives in one wet wall and the plumber runs one stack of pipe instead of three. The tub closes the far end, spanning the full 5 foot width, because a standard alcove tub is 60 inches long and a 5 foot wall is 60 inches wide. That is not a coincidence. The tub defined the room.

    In a 5 by 8 you have 66 inches of wall left after the tub for a vanity and a toilet, which is comfortable. In a 5 by 7 you have 54, which forces a 24 inch vanity or a wall-hung toilet. Both work. Neither is a compromise anyone notices.

    This exact footprint has more workable variations than fit here, and a 5 by 8 bathroom has its own set of workable plans walks through them individually.

    Long and Narrow, the Staggered Galley

    For rooms with a short wall between about 4 foot 6 and 5 foot 6 and a long wall over 8 feet. The obvious move, fixtures facing each other on both long walls, does not fit: a 21 inch vanity opposite a 28 inch toilet needs 49 inches before anyone walks between them, and in a 54 inch room that leaves a 5 inch corridor.

    The fix is to stagger rather than to face. Push the toilet past the end of the vanity instead of opposite it. The walkway then runs diagonally through the room and never has to be the full 49 inches at any single point. This is the plan that rescues rooms most galleries write off, and it is the one the SERP's floor-plan software will not draw for you because it looks wrong on a grid.

    Close to Square, the Corner L

    For rooms where the long wall is within about 2 feet of the short one. Vanity and toilet share one wall, the wet fixture turns the corner onto the wall beside it. Two adjacent walls carry everything, the middle of the floor stays empty, and an empty floor is what makes a small square room read as larger than it is. The drain run is short without being single-wall, so it costs slightly more than three in a row and buys noticeably better circulation.

    Under 35 Square Feet, the Wet Room

    Below about 35 square feet the arithmetic stops working for a conventional plan, and the cheapest way to gain space is to stop building walls around the shower. Waterproof the whole end of the room, drain to the floor, skip the pan, the curb and the enclosure. The shower then borrows floor the other fixtures are not using at that moment.

    The cost is in the substrate. Membrane and tile over a properly sloped floor is the single biggest line on the quote, and it is not a place to economise, because a failed wet room floor is a ceiling repair in the room below. If the room is smaller still, the minimum a bathroom can legally be covers where the legal floor actually sits.

    8 by 10 Feet and Up, the Zoned Primary

    Above roughly 80 square feet you can stop solving and start composing. The convention is three zones: a wet zone holding the shower and tub, a dry zone holding the vanity and the mirror, and a private zone holding the toilet, usually in its own compartment. Give the toilet compartment 30 inches of clear width and 21 inches in front of the bowl inside the compartment itself, not measured from outside the door, which is a mistake that shows up on more drawings than you would expect.

    This is also the first footprint where a freestanding tub genuinely works, which has its own section below.

    Wet Zone, Dry Zone, Private Zone

    Zoning is not a feeling about flow. It is a drain map with a nicer name. The wet zone is wherever the waterproofing and the largest drains are. The dry zone is wherever the 2 inch line and the electrical are. The private zone is wherever the 3 inch line and the vent are. When people say a bathroom "flows well" what they usually mean is that its three zones each got a wall and none of them had to cross another one to reach a drain.

    Which gives you a free diagnostic. Sketch your proposed plan, then draw a line from each fixture back to the soil stack. If those lines cross each other, or if any of them runs the long way across the room, the plan is fighting the house. Sometimes it is worth it. But you should know you are doing it before the quote arrives, not after.

    In a room under 50 square feet the three zones share one space and zoning becomes a sequencing question instead: what does someone touch first, second, third, walking in. Vanity nearest the door, toilet in the middle, wet fixture furthest in is the sequence that keeps the toilet out of the doorway sightline, which is the one piece of conventional layout advice that is right for a reason nobody states. It is not modesty. It is that the toilet is the fixture most likely to be occupied when someone else opens the door.

    Small Bathroom Layouts That Do Not Feel Small

    In a small bathroom the layout decisions that matter are the ones that free up floor, not the ones that free up wall. Floor area is what the eye reads as size, which is why two rooms with identical square footage can feel completely different.

    The moves that actually work, in order of how much they return:

    1. Wall-hung toilet. The tank goes inside the wall. Returns roughly 10 inches of depth, and 10 inches in a 5 foot room is a sixth of the dimension.
    2. Pocket or outswing door. Returns the 9 square foot arc.
    3. Floating vanity. Returns no actual floor, but the visible floor running underneath it reads as continuous, and continuous floor reads as bigger. This one is genuinely an optical trick rather than a spatial gain, and it works anyway.
    4. Corner or shallow-depth sink. A 16 inch deep vanity instead of a 21 inch one returns 5 inches across the whole wall.

    Fixture choice matters as much as arrangement here. A 54 inch tub instead of a 60 inch one changes what else fits on the wall, and tubs built for small rooms covers the sizes that exist below the standard. For the visual half of the problem, tricks that make a small bathroom read larger handles what happens after the plan is fixed.

    Where a Freestanding Tub Changes the Math

    A freestanding tub is not an alcove tub without walls. It is a fixture with an envelope on all four sides instead of one. That single difference is what decides whether it belongs in your room.

    An alcove tub borrows three of its four sides from the walls it sits against. It needs clear floor along one side only. A freestanding tub needs clear floor on every side you have to reach across, which in practice means every side you clean and the side you climb in from. Eighteen inches is workable. Twenty four is comfortable. Under twelve and you will be pressing your hip against a wall to wash the far end of it, every time, for as long as you own the house.

    Run the arithmetic before you fall in love with a model. Our published freestanding tub dimensions list the actual exterior footprints, which range from about 59 to 71 inches long and 27 to 34 inches wide depending on the model. A 67 inch tub with 18 inches of clearance on the two long sides and one end needs a floor zone of roughly 103 by 63 inches. That is a room, not a corner.

    The fit problem that catches people out is not tub length. It is the walkway beside it. Length is the number people check because it is the number in the product title. The walkway is the number that decides whether the room works.

    The verdict on a freestanding tub in a 5 by 8: usually the wrong call, and the reason is not snobbery about small rooms. It is that a 5 by 8 has exactly one wall long enough to take a tub, and putting a freestanding model there forfeits the clearance on three sides that made it freestanding in the first place. You pay for a sculptural object and then install it like an alcove tub. If the room is that size, a well-chosen alcove or a back-to-wall model gives you the same bathing experience and 3 more feet of floor. The tub is not the problem. The clearance around it is.

    Picture a couple planning a primary bath at 108 by 120 inches, 90 square feet. They want a 67 inch freestanding tub under the window and a 60 inch double vanity opposite. The vanity envelope is 60 by 51. The tub needs 103 by 63 to sit properly clear. Stacked across the 108 inch dimension those two need 114 inches and they have 108. Six inches short. The fix is not a smaller tub, it is turning the tub 90 degrees so its long axis runs with the room, which costs nothing and takes ten seconds on graph paper. Nobody finds that out from a product photo.

    Six Layout Mistakes That Only Show Up After You Move In

    These are not aesthetic regrets. Each one is a plan decision that looked fine on paper and became a permanent problem, and five of the six appear nowhere in the layout guides currently ranking for this topic.

    1. Putting Supply Lines in an Exterior Wall

    If your winters go below freezing, water lines in an outside wall will eventually freeze, and when they do it is a burst pipe inside a wall you just tiled. Some jurisdictions prohibit it outright and others leave it to the builder, which means it is entirely possible to have this built for you legally and badly in the same afternoon. If a wall in your bathroom faces outside, put the tub, the shower and the vanity on any wall but that one. If the window forces your hand, the line has to run on the interior face of the insulation with the insulation behind it, and that is a conversation to have with the plumber at framing, not at inspection.

    2. A Window Inside the Shower or Above the Tub Surround

    It looks wonderful and it is a slow water problem. Every shower puts water on that sill and against that frame, and the joint between a window return and tile is the hardest detail in the room to keep sealed for twenty years. Either move the wet fixture to a different wall, or commit to a fully waterproofed return in tile or solid surface with a sloped sill, and price it accordingly.     Say the only window in the room sits dead centre on the wall you wanted the shower on. The instinct is to build the shower around it. The better move is usually to swap the shower and the vanity: the vanity wants the daylight more than the shower does, mirrors love a window opposite rather than beside them, and the wet zone moves to a wall with no penetration in it. One swap, three problems solved.

    3. Blocking the Long Side of the Tub

    If small children will be bathed in this tub, keep the entire long side clear. A vanity or a toilet parked alongside means kneeling at the tap end for the next eight years, reaching over a fixture, with your back at an angle nobody designs for. Parents raise this constantly and no layout guide mentions it. It also matters at resale, because the next buyer with a toddler will notice within thirty seconds of walking in.

    4. The Toilet in the Doorway Sightline

    The standard advice, and it is correct, but the reason usually given is wrong. It is not about modesty in an empty room. It is that the toilet is the fixture most likely to be occupied when someone opens the door, and a plan that puts it directly opposite the opening guarantees that moment happens. Tuck it beside the door wall or behind the vanity line instead.

    5. No Retrofit Path

    If you intend to grow old in this house, choose a plan where the wet fixture sits on a wall that can be opened up later. A 36 by 36 inch corner shower is very difficult to convert to anything: it is boxed in by two walls and there is nowhere for a roll-in threshold to go. A 60 inch alcove tub converts to a roll-in shower comfortably, because the alcove is already the right length and the drain is already at one end.

    The targets worth designing toward are a 60 inch turning circle and a 30 by 48 inch clear floor space at each fixture, published by the US Access Board in chapter 6 of the ADA Standards. Those standards govern public facilities rather than private homes, so treat them as design targets and not as requirements, but a room that meets them at 45 will still work at 80. If mobility is a current concern rather than a future one, a walk-in tub solves it inside the existing footprint.

    6. Vanity Drawers That Collide With the Door

    The door arc gets drawn, occasionally. The drawer extension almost never does. A 21 inch deep drawer opens 20 inches into the room, and if that intersects the door arc or the toilet's front clearance you have a vanity you cannot fully open. Check it on the plan by drawing the drawer at full extension, not the cabinet at rest.

    Plan Your Layout in Four Steps

    1. Measure to the quarter inch and find your stack. Wall to wall at the finished surface, plus the location of the soil stack and the direction your joists run. Those three facts constrain everything that follows.
    2. Draw envelopes, not fixtures. On graph paper at quarter inch to the foot, draw each fixture as its footprint plus its clearance zone, and draw the door arc as a fixture too. Whatever still fits is your real answer set.
    3. Price the no-move version first. Whatever plan requires nothing to relocate is your baseline. Every other plan is that number plus a plumbing bill, and you cannot judge whether the upgrade is worth it until you know both numbers.
    4. Choose the fixtures last, against real dimensions. Pull the actual spec sheet for the tub, the vanity and the toilet you want and check them against your envelopes before anything is ordered. Nominal sizes and actual sizes are not the same number.

    Planning a Bathroom Around a Badeloft Tub

    The layout comes first and the tub comes second, but they are the same decision made twice. A plan drawn around a tub that turns out not to fit is not a plan, and a tub chosen before the plan is fixed is a bet.
