Accessibility is the one part of a bathroom remodel where a wrong number gets built into a wall and stays there. Everything else is finish work. A grab bar mounted into drywall instead of blocking, a doorway framed two inches too narrow, a toilet flange set four inches off: those are not things you fix with a different faucet later. So this guide gives you the actual figures, and it gives you the section number of the standard each figure comes from, so you can check every one of them against the source instead of taking a blog post's word for it.
Those figures come from the 2010 ADA Standards for Accessible Design, published by the Department of Justice. They became the mandatory standard for covered new construction and alterations on March 15, 2012, a date written into the regulation itself, and the bathroom chapters have not been amended since. When you see a number here written as 604.3.1 or 609.4, that is a section you can look up and read yourself in about thirty seconds.
Before any of that is useful, though, one thing has to be settled, and almost nobody settles it: the Americans with Disabilities Act does not apply to your house. It governs businesses open to the public, commercial facilities, and state and local government buildings. If you are remodeling the bathroom in a single-family home you own, no part of the ADA requires anything of you, no inspector will cite you for a missing grab bar, and a contractor who tells you the job "has to be brought up to ADA" is either confused or padding. That is not permission to ignore the standards. It is the difference between using them as the best-tested set of accessibility dimensions in existence, which they are, and treating them as a code you must obey, which they are not.
This guide covers the bathroom sections of the standards in detail: clear floor space, turning space, door width, thresholds, toilet clearance and grab bars, lavatory height and knee clearance, bathtub transfer space, and shower types. It also covers the two situations where a residence genuinely does carry a legal accessibility duty, because they exist and they surprise people.
It is written for three readers. The first is remodeling now because a parent is moving in, and needs the numbers this month. The second is not planning for anyone in particular, just for the next twenty years in a house they intend to stay in, and wants to know which decisions are irreversible. The third owns or is building a small multifamily property and has an actual legal obligation they may not know about yet.
By the end you will know which rulebook governs your project, which dimensions matter most, which ones your house probably cannot hold and what to do instead, and the single cheapest decision you can make during framing that keeps every other option open. That last one is a section of its own.
What the ADA Actually Governs
The Americans with Disabilities Act is a civil rights statute. Its design standards attach to three categories of building: places of public accommodation, which is Title III and covers restaurants, shops, hotels, medical offices, gyms, and theaters; commercial facilities such as offices and warehouses; and facilities of state and local government, which is Title II. Section 201.1 of the standards states the trigger plainly: newly designed and newly constructed buildings and facilities, and altered portions of existing ones, have to comply.
Section 213 is the part that governs bathrooms, and it works differently from how most people assume. It does not tell you how many restrooms a building needs or how many fixtures to install. It says that where toilet rooms are provided, each one has to comply with section 603, and that where water closets are provided, at least one has to comply with 604, and where lavatories are provided, at least one has to comply with 606. The standard is about which of the fixtures you chose to install must be accessible, not about how many you install.
A private residence is in none of those three categories. There is no fourth category that catches it. This is why "residential ADA bathroom requirements" is a phrase that appears in Google's own related searches and has no correct answer: the thing being asked about does not exist as a legal object. What exists is a set of published dimensions, written for buildings the public uses and built around the reach and clearance a wheelchair user needs, that anyone is free to copy. Copying them in a house is a design choice, and a good one, but it is a choice.
Three Rulebooks Get Mistaken for One
Almost all of the confusion on this topic comes from three separate bodies of law being referred to by one name. They cover different buildings, impose different duties, and are enforced by different people.

Two consequences follow from that table and both are worth stating outright. If you are in the bottom row, you are free to break every number in this guide where your house demands it, and doing so is not a violation of anything. If you are in the second or third row, you have a duty you cannot design your way out of, and the sooner you know which one, the cheaper it is.
Picture a couple in a 1971 ranch with a 5 by 8 bathroom, planning a remodel because her father is moving in after a hip replacement. Their contractor's first bid included a note that the bathroom would be "brought up to ADA," priced accordingly, and quietly assumed a 60 inch turning circle the room cannot physically contain. Nothing in law required any of it. What her father actually needed was a wider door, a comfort-height toilet, blocking in three walls, and a curbless shower, and that list costs a fraction of a phantom compliance package. The point is not that the contractor was dishonest. It is that the word "requirement" was doing work nobody had checked.

The Room Itself: Turning Space, Clear Floor Space, and Doors

Section 603 governs the room rather than the fixtures, and it is short. Three things matter.
Turning space, 603.2.1. A turning space complying with section 304 has to be provided within the room. Section 304.3 gives two ways to do it. The circular option, 304.3.1, is a 60 inch diameter minimum. The T-shaped option, 304.3.2, is a T within a 60 inch square minimum, with arms and base 36 inches wide minimum, each arm clear of obstructions for 12 inches minimum in each direction and the base clear for 24 inches minimum. Most guides give you the 60 inch circle and stop. The T is the one that makes real rooms work, because it fits into a rectangle that a circle cannot, and because both options are permitted to include knee and toe clearance under a fixture as part of the space.
Overlap, 603.2.2. Required clear floor spaces, the clearance at fixtures, and the turning space are all permitted to overlap. This single sentence is why a compliant bathroom is smaller than the arithmetic suggests. You do not add up every clearance in the room. You lay them on top of each other.
Door swing, 603.2.3. Doors are not allowed to swing into the clear floor space or clearance required for any fixture. They are allowed to swing into the required turning space. In a small room, that one distinction is often the difference between a plan that works and one that does not, and it is the most common reason an in-swinging door gets changed to a pocket or barn door.
Door width comes from a different chapter. Section 404.2.3 requires a clear width of 32 inches minimum, measured between the face of the door and the stop with the door open 90 degrees. That is clear width, not the nominal door size, so a 32 inch door slab does not give you 32 inches of clear opening once the slab and stop eat into it. A 34 or 36 inch door does. The same section adds a rule almost nobody quotes: where the opening is more than 24 inches deep, which happens in a thick wall or a short passage, the clear opening has to be 36 inches minimum.
Clear floor space for a single stationary occupant is 30 inches by 48 inches minimum, from section 305.3. Changes in level are governed by section 303: up to a quarter inch may be vertical, between a quarter inch and half an inch has to be beveled at a slope no steeper than 1 to 2, and anything over half an inch has to be ramped.
None of this is worth planning until you know what your room actually measures, so measure the room properly first, then compare it against the common bathroom sizes and dimensions and the minimum bathroom size your layout can support. A great many accessibility plans die at the point where the tape measure meets the 60 inch circle, and finding that out on paper costs nothing.
Toilet Clearances and Grab Bar Positions
Section 604 is the most-quoted part of the standard and the most often quoted without its section numbers. Here is the set, each with its source.

Two things in that table deserve more than a row. The clearance in 604.3.1 is a protected zone, not a suggestion: section 604.3.2 allows it to overlap the toilet itself, its grab bars, dispensers, coat hooks, shelves, accessible routes, other fixtures' clear floor spaces, and the turning space, and then says no other fixtures or obstructions may be located within it. A vanity that pushes into that 60 by 56 rectangle removes the clearance, no matter how compliant the vanity is on its own.
And there is an exception written specifically for homes that none of the guides on this topic mention. Section 604.3.2 carries an exception for residential dwelling units: a lavatory complying with 606 is permitted on the rear wall 18 inches minimum from the water closet centerline, provided the clearance at the water closet is 66 inches minimum measured perpendicular from the rear wall. In plain terms, the standard already recognises that a residential bathroom is small, and it trades a deeper rear clearance for the right to put a sink where a commercial restroom could not. If your room is long and narrow, that trade is often the one that makes the layout close.
The other point is the seat height. Seventeen to nineteen inches is the band in 604.4, and most fixtures sold as comfort height or right height already land inside it, so this is one of the few requirements you satisfy at the showroom rather than in the framing. If you are choosing, check the specification against your own measurement rather than the marketing name, because toilet sizes vary more between models than the labels suggest.

Each line is checked independently against one requirement. Passing all eight does not make a room compliant, because compliance depends on how the clearances overlap on a scaled plan, and because a single-family home is not covered by the ADA at all. Use this to find the dimension that is short, then take a drawing to your designer or building department.
What Grab Bars Have to Hold, and Where to Put Them
Every page on this topic gives you 33 to 36 inches. Almost none of them give you the number that actually determines whether a grab bar works, which is in section 609.8: the assembly has to withstand a vertical or horizontal force of 250 pounds applied at any point on the bar, the fastener, the mounting device, or the supporting structure. Read that list again. The supporting structure is inside the load path. A bar bolted to drywall with toggle anchors is not a grab bar that failed to meet a standard, it is a hazard, because the person reaching for it is falling when they grab it and 250 pounds is the design case, not the worst case.
The rest of section 609 is straightforward and worth having in one place.

If the person using it walks
Here is the thing the standard does not tell you, and the reason a lot of homeowners come away frustrated. Section 609.4's 33 to 36 inch band, and the horizontal orientation it mandates, exist to support a lateral transfer from a wheelchair to a toilet or a tub seat. That is a sideways slide at seated height. It is not the movement an ambulatory older adult makes. Someone who walks into the bathroom and needs help standing up from the toilet, or steadying themselves stepping over a tub rim, is pulling mostly vertically, often from a standing or half-standing position, and often with a hand that grips better on a vertical bar than a horizontal one.
The standard has nothing to say about that, because it was never asked to. For a home, this is the fork:
- If the user transfers from a wheelchair, follow 604.5 and 609.4 as written. The horizontal bars at 33 to 36 inches, positioned per 604.5.1 and 604.5.2, are the researched geometry for that movement and improvising is a bad idea.
- If the user walks but is unsteady, treat 609.4 as your anchor and then add what the standard does not require: a vertical bar at the tub or shower entry, typically placed near the outside edge where the step-over happens, and an angled or vertical assist by the toilet in addition to a horizontal one. Height comes from the actual person's grip, measured with them standing where they will stand, not from a table.
- If you do not yet know which, which is most people planning ahead, do not choose. Block for both. That is the next section.
Keep 609.2.1 regardless of who the user is. A 1.25 to 2 inch diameter is not an aesthetic range, it is the band a hand can close around and hold under load, and the slim designer bars that fall below it and the chunky towel-bar-shaped ones above it both fail for the same reason.
The Blocking Map
Blocking is the single highest-leverage decision in an accessible bathroom remodel, and it is invisible in every finished photograph, which is why no guide on this subject talks about it. Blocking means solid wood, typically two-by material or three-quarter inch plywood, fastened between the studs behind the drywall, so that a lag screw driven anywhere along that run hits wood instead of air. It costs perhaps a hundred dollars in material and an hour of a carpenter's time while the wall is open. Retrofitting the same capability into a finished wall means opening and re-closing the tile.
The community threads on this get it exactly right, and more right than the professional content does. From an aging-in-place thread on r/Remodel: do not install grab bars you do not need yet just because you blocked for them. Blocking is invisible and permanent. Bars are visible and they change how a room reads. Separating the two decisions lets you buy the irreversible one now and defer the reversible one indefinitely.
Because section 609.8 puts the supporting structure inside the load path, blocking is not optional if you ever intend to hang a real grab bar. Here is where it goes.
One clarification before the table, because this article is otherwise careful to separate what the standard says from what anyone recommends. The height bands and runs below are not in the ADA Standards. No section of the standard specifies blocking at all. These are derived: each row works backward from the bar position the cited section requires and then widens it, so that the bar can still be moved after the wall is closed. The "why" column names the section the row is derived from. Treat the bands as generous guidance and the sections as the actual rule.

Two practical notes. Run the blocking continuous rather than at a single target height, because you are buying optionality, not installing a bar. And write the locations down: take a photograph of the open wall with a tape measure in frame before the drywall goes on, and keep it with the house documents. Five years later, nobody remembers where the wood is, and a stud finder cannot tell blocking from a stud.
Say a couple in their fifties is redoing a hall bathroom with no accessibility need at all. They add blocking to all six locations above during framing. It adds about $150 and delays nothing. Eleven years later one of them has a knee replacement and needs a bar by the tub for six weeks. That is a two hour job with a drill instead of a demolition, and the tile survives. That is the entire argument.
While the floor is open is also the moment to make the surface decision, because slip resistance is a framing-stage choice too. The floor material you pick does more for fall prevention than any single bar.
Lavatory Height and the Clearance Underneath It

Section 606.3 sets the height: lavatories and sinks are installed with the front of the higher of the rim or the counter surface 34 inches maximum above the finish floor. That is a maximum, not a target, and it is the number every guide gives.
The half that gets left out is section 606.2, which requires clear floor space per 305 positioned for a forward approach, plus knee and toe clearance per 306. Those numbers are specific. Section 306.3.3 requires knee clearance 11 inches deep minimum at 9 inches above the floor and 8 inches deep minimum at 27 inches above the floor. Section 306.2.3 requires toe clearance to extend 17 inches minimum under the element. Put together, that means a person in a wheelchair has to be able to roll their knees and feet under the sink to reach the faucet, and it is the requirement that eliminates most vanity cabinets outright. A 34 inch high vanity with a full-depth cabinet under it satisfies 606.3 and fails 606.2 completely.
Section 606.5 finishes the picture: water supply and drain pipes under lavatories and sinks have to be insulated or otherwise configured to protect against contact, and there may be no sharp or abrasive surfaces underneath. The reason is that a person who cannot feel their legs can rest them against a hot trap without knowing it.
Practically, this is a fork between two fixture types. A wall-mounted sink or a console with open space beneath it satisfies both halves and gives up storage. A vanity gives you storage and gives up the forward approach, which may be an acceptable trade if the user walks. If you are working out where your existing vanity sits against these numbers, the standard vanity measurements are the fastest way to see how far off you are.
While you are at it: section 603.3 puts the bottom edge of a mirror over a lavatory or counter at 40 inches maximum above the floor, and 35 inches maximum where it is not over one. A mirror is a ten dollar decision and it is the one most often missed.
Bathtubs, Transfer, and Where a Freestanding Tub Fails
Section 607 is where this guide has to say something against its own interest, so it will say it early. A freestanding bathtub is close to the worst fixture in the catalogue for accessible transfer, and every requirement in section 607 quietly assumes an alcove tub with walls on three sides.
Read what the section asks for. Section 607.2 requires clearance in front of the tub extending the full length of the tub and 30 inches wide minimum. Section 607.3 requires either a permanent seat at the head end or a removable in-tub seat, and section 610.2 puts the top of that seat at 17 to 19 inches above the bathroom floor, the same band as a toilet seat, because the whole point is a level sideways transfer. Then the grab bars. Section 607.4 splits here: 607.4.1 covers tubs with a permanent seat and 607.4.2 covers tubs without one. Taking the version that applies to a tub with a removable in-tub seat, 607.4.2 places two bars on the back wall, one at the 609.4 height and one 8 to 10 inches above the tub rim, each 24 inches long minimum, installed 24 inches maximum from the head end wall and 12 inches maximum from the control end wall; a 24 inch bar minimum on the control end wall at the front edge; and a 12 inch bar minimum on the head end wall at the front edge. Section 607.6 adds a hand shower on a hose 59 inches long minimum, with water delivered at 120 degrees Fahrenheit maximum.
Four of those grab bars mount to walls. A freestanding tub, by definition, has none. There is nowhere to put the back wall bars, nowhere to put the control end bar, and no deck to sit on while you swing your legs over.
The rim height compounds it. Taking Badeloft's own published specifications as the example, the bathtub dimensions on the BW-01-L are 66.9 inches long by 33.5 inches wide by 22 inches high, with a rim width of 1 to 1.2 inches and a dry weight of 341 pounds. The BW-02-M is 63 by 31.5 by 21.3 inches at 357 pounds. A 22 inch rim is a 22 inch step-over, and a rim about an inch wide is not something anyone sits on. Those are good numbers for a soaking tub and they are the wrong numbers for a transfer.
So the fork is this:
- If a seated transfer is a genuine requirement, now or on a foreseeable horizon, the freestanding tub is the wrong fixture and no accessory fixes it. The choices that work are an alcove tub with three walls to mount bars and a seat, a walk-in bathtub with a door and an integrated seat, or dropping the tub entirely for a transfer shower under section 608.
- If the user walks and the concern is a difficult step-over, a freestanding tub can still work, and it works better than most people expect when three things are true: the tub sits close enough to a wall for a vertical grab bar at the entry point, blocking is in that wall, and the step-over is reduced. Badeloft's Bath Step is 7.87 inches high, which takes a 22 inch rim down to an effective 14 inch step for someone using it, though it is a convenience step rather than a load-rated assist.
- Either way, the inside of the tub matters as much as getting into it. Stone resin is smooth when wet, and the slip resistance inside the tub is a separate decision from every grab bar in the room.
Consider a homeowner who spent months choosing a 67 inch stone resin tub for a primary bathroom, then had a parent move in unexpectedly. The tub was already installed, sitting 30 inches off the nearest wall with a lovely gap behind it. There was no way to mount a bar within reach of the entry point and no deck to perch on. The fix that worked was not a tub accessory: it was a vertical bar on the adjacent wall, moved the tub 8 inches toward it, and a shift of the parent's daily bathing to the guest bathroom's alcove tub. Two rooms solved what one room could not, which is a real and underrated answer.
Showers: Transfer Type Versus Roll-In

Section 608 defines three shower configurations and they are not interchangeable. The differences are about how someone gets in.

A transfer shower is small on purpose: the user parks a wheelchair outside, transfers onto the seat, and reaches the controls and the walls from there. That is why 608.5.1 puts the controls on the wall opposite the seat, 38 to 48 inches above the shower floor and no more than 15 inches from the seat centerline toward the opening. A roll-in shower is entered wheels and all, which is why it is 60 inches deep and has a wide-open face.
The threshold rule in 608.7 is the one with the biggest construction consequence: thresholds in roll-in type compartments are half an inch high maximum, and in transfer type compartments a half inch maximum threshold has to be beveled, rounded, or vertical. Half an inch is not a curb. It is effectively a curbless shower, and getting there means the shower floor has to drop below the surrounding floor level.
That is a structural fork, and it is where budgets break:
- On a slab, a curbless shower usually means cutting and re-pouring the slab to set the drain and the slope. It is disruptive, it is a known quantity, and it is priced accordingly.
- On a joisted floor, it usually means sistering or notching joists to recess the pan, which is a structural modification that may need an engineer's sign-off. A linear drain set along one wall reduces how much depth you need compared to a center drain, because the floor only slopes in one direction.
Both are far cheaper before the floor is closed than after. If you are comparing pan approaches, the shower tray options set the practical floor on how thin you can go. And section 608.6 requires the same hand shower as the tub: a hose 59 inches long minimum, usable as both a fixed head and a hand-held, delivering water at 120 degrees Fahrenheit maximum, which is a scald limit worth keeping in a home whether or not anything else here applies to you.
When a Home Actually Does Have to Comply
Three situations put a legal accessibility duty on residential property, and people in all three routinely do not know it.
1. A building of four or more units, first occupied after March 13, 1991
Under 24 CFR 100.201, covered multifamily dwellings are buildings of four or more dwelling units where the building has one or more elevators, plus the ground floor dwelling units in other buildings of four or more units. Under 24 CFR 100.205(a), the trigger is first occupancy after March 13, 1991, and the regulation treats a dwelling as pre-trigger if it was occupied by that date or if the last building permit or renewal was issued on or before June 15, 1990.
What those units must contain is in 24 CFR 100.205(c)(3): an accessible route into and through the unit; light switches, outlets, thermostats, and other environmental controls in accessible locations; reinforcements in bathroom walls to allow later installation of grab bars around the toilet, tub, shower stall, and shower seat, where those are provided; and usable kitchens and bathrooms in which a person using a wheelchair can maneuver.
Note the word "reinforcements." The federal duty in a new apartment bathroom is blocking, not bars. HUD's own guidance on this requirement, Chapter 6 of the Fair Housing Act Design Manual, walks through where the reinforcement has to go and what counts, including the case where a toilet is not adjacent to a side wall and floor-mounted or foldaway bars become the compliant answer. If you own or are building small multifamily, that chapter is the document to read, not this article.
2. Residential dwelling units in a facility the ADA reaches
Where the ADA does cover a facility containing residential dwelling units, such as public housing, section 233.3.1.1 requires at least 5 percent of the units, and no fewer than one, to provide mobility features. Section 809.4 then says at least one bathroom in such a unit has to comply with 603, and no fewer than one of each type of fixture provided has to comply with the applicable requirements of 603 through 610, all located in the same bathing area so that travel between fixtures does not run through the rest of the unit.
3. A business operating inside a home
This is the one that catches people. Under 28 CFR 36.207, when a place of public accommodation is located in a private residence, the part used exclusively as a residence is not covered, but the part used exclusively in the operation of the business, or used for both, is. The regulation then spells out that the covered portion extends to the elements used to enter the business, including the front sidewalk, the door or entryway, and hallways, and to the portions of the residence available to or used by customers or clients, including restrooms.
So a therapist seeing clients in a converted front room, a stylist with a chair in a garage conversion, a physical therapist with a treatment room: if clients use a bathroom, that bathroom is inside the covered portion, and it is a Title III question, not a home remodel question. Which side of the line a given room sits on is a question of how the space is actually used, so document it, and raise it when you pull a permit for a bathroom remodel rather than after.
Where Residential Practice Diverges From the Standard
Assuming you are in the bottom row of the rulebook table and nothing is required of you, here is where the standard is worth following exactly, where it is worth adapting, and where it is worth ignoring outright. Every guide on this SERP treats all of these as equally mandatory. They are not, and knowing which is which is where the money goes further.

What to Do Next
Four steps, in order, and the order matters because each one changes what the next one costs.
- Settle which rulebook applies before you draw anything. Single-family home, no business in it: nothing is required, and every number here is a reference. Four or more units first occupied after March 13, 1991: the Fair Housing Act applies to the unit and the ADA applies to the common areas. Any part of the home used by clients: 28 CFR 36.207 puts that part under Title III. Get this wrong at the start and you either overbuild or get caught at inspection.
- Measure the room and test it against the three dimensions that decide the layout: the door clear opening against 404.2.3, the toilet clearance against 604.3.1, and whether a 60 inch circle or a T-shaped turn per 304.3 will fit. If none of the turning options fit, that is not a failure, it is information, and it tells you the room is a single-user bathroom rather than a wheelchair-accessible one.
- Block every wall listed in the blocking map while it is open, photograph it with a tape measure in the frame, and file the photograph with the house documents. Then decide about actual bars separately and later. This is the one step you cannot buy back.
- Price the two structural items early, because they are the ones that blow up budgets after the fact: moving a toilet flange to hit the 16 to 18 inch centerline, and recessing a shower pan to reach the half inch threshold in 608.7. Run both through a price the work exercise before you commit to a layout, not after the demolition.
